Most luxury residences end up with a dozen specialist contractors, each responsible for one system — and nobody responsible for how all of it behaves together. We sit one layer above the integrator: design, project management, custom software, and the intelligence that runs above it all for the life of the property.

Four disciplines, one house.

We are organised as four connected practices. Most projects engage all of them — across automation, networks, audio-visual, lighting, advanced HVAC and climate, security, and the energy systems that sit beneath them.

i.

System design.

A senior team that sits with your architect, interior designer and builder from sketch through commissioning. Every cable, panel, speaker grille, thermostat — written into the architectural drawings, not retrofitted.

Project management.

We manage the trades who build the technology — integrators, low-voltage, AV, mechanical, network. Site supervision, tendering, commissioning, and a single point of accountability through to handover.

Custom programming.

We write the software that runs the house — Crestron and Lutron — plus advanced HVAC controls and custom layers above. Scenes, climate logic, AV routing, the on-panel UI itself.

Continuous engagement.

After move-in, the engineer who designed the residence remains the point of contact for the house. Site visits and refinements arranged as the household needs them — in consulting capacity, not on a fixed cadence. The practice that designed the systems is the practice that knows them.

A complete schedule of the disciplines we cover. Each is offered independently or — most commonly — as part of a full-scope engagement.

i.

Climate system design.

Sophisticated environmental control designed for ultimate comfort. Multi-zone coordination, humidity management, air quality, integration with shading and ventilation. We program climate logic that responds intelligently to your estate's needs — anticipating comfort, adapting to conditions, and remaining completely invisible.

ii.

Audio-visual engineering.

Complete AV system design with functional drawings that integrate seamlessly into architectural documentation. From private cinemas to whole-estate audio. Acoustic consulting, equipment specification, infrastructure design, and integration with lighting and control systems.

iii.

Lighting integration.

Control systems that orchestrate natural and artificial light together. Architectural lighting layouts, scene composition, daylight-harvesting logic, and seamless coordination between fixture vendor and panel manufacturer.

iv.

Security & access.

Protection without intrusion. Comprehensive security and access control providing complete coverage while remaining invisible to daily life. Integration with the household's life patterns rather than fighting them.

v.

Network infrastructure.

The foundation of every connected system. Enterprise-grade networks built for current demands and future expansion — segmented, resilient, and built to be monitored as the residence requires.

vi.

Energy & standby.

Battery, solar, generator and grid behaviour, considered as one system. Failover programmed and rehearsed before the residence is occupied; load-shed logic written into the master plan, not added later.

vii.

Superyachts at sea.

An ultra-luxury residence is, for our purposes, the same problem as a 70-metre vessel — the same systems, the same expectations of calm and reliability. Our lead programmer has shipped Tahoe on superyacht builds, and the practice is in active conversation with several yards on new commissions. Tahoe at sea covers lighting, climate, AV, security, shades, access, pool and crew on a single per-deck panel.

A specialist on the design team — not a contractor.

We do not take manufacturer rebates. Our only commercial relationship is with the principal.

This means our drawings sit alongside the architect's. Our specifications speak the language of the design team. Our scope of work is written into the project's documentation set, not bolted on. The integrator, the low-voltage trades and the AV vendor work to our drawings — and we are responsible for the result.

Our software platform and programming expertise are available to qualified integration partners delivering projects that demand more than standard configurations. Three engagement models, all by introduction.

a.

Platform licensing.

License the Tahoe interface platform for deployment on your own residential projects. Includes panel templates, scene libraries and the on-panel concierge surface tied to your own service operation.

b.

Programming services.

Engage our programming team on a per-residence basis. We write the control logic; you remain the principal-facing integrator.

c.

Commissioning support.

Senior engineers on site or remote during commissioning week. Independent acceptance testing against the master plan, documented and signed off.
